Hollywood Property Management
90028 · 90038 · 90068
Hollywood is mostly pre-1978. Mostly rent-controlled. We file every notice right.

Hollywood Property Management — 90028, 90038, 90068. LA RSO and AB 1482 fluent, owner-managed by Landon Pacific.

More than 60% of Hollywood's rental stock is pre-1978 multi-unit — meaning LA City RSO with capped 3% annual increases and mandatory City registration. Newer mid-rise and Hollywood Hills single-family rentals fall under AB 1482 instead. Most managers conflate the two and file the wrong notice. We don't. For owners around the Walk of Fame, in East Hollywood and Thai Town, and across the Hollywood Hills.

LA Rent Law in Hollywood

Hollywood runs on two rent laws. We file under both.

Hollywood has more pre-1978 RSO multi-unit stock than almost any LA neighborhood — alongside post-1978 mid-rises and Hollywood Hills SFRs governed by state law. Filing the wrong increase voids it and triggers tenant refunds. We confirm jurisdiction before any notice goes out.

01

LA Rent Stabilization Ordinance

Covers most multi-unit residential buildings issued a certificate of occupancy before October 1, 1978. Annual registration with LAHD required. Strict caps, strict notice rules, strict relocation math.

02

AB 1482 (statewide cap)

Covers most rental properties not under LA RSO — newer buildings, certain single-family rentals, and corporate-owned units. Higher allowable annual increase, but still bound by California Just Cause.

03

LA Just Cause Ordinance

Separate from RSO — applies citywide to most rentals after a tenant has been in place 6+ months. Specific allowed grounds for termination, mandatory relocation for no-fault, and strict notice timing.

04

3% RSO cap · 2025–2026

Effective July 1, 2025 through June 30, 2026, LA RSO-covered units can increase rent up to 3%. The 1% utility adders are gone as of February 2, 2026. We calculate and serve the right notice.

05

8% AB 1482 cap · 2025–2026

AB 1482 caps annual increases at 5% plus regional CPI, currently 8% for August 2025 – July 2026. A 10% ceiling applies regardless of CPI. Notice rules differ from RSO.

06

Hollywood-specific complexity

Hollywood's mix of pre-1978 apartments, post-2010 mid-rises, and Hollywood Hills SFRs means three different rent-law frameworks can apply on a single block. We file under the right one every time.

Block-by-Block Expertise

Hollywood enclaves, in their own language.

Tap any enclave for what rents there, who rents it, and the rent-law nuance that shapes every lease.

Central Hollywood & the Walk of Fame Corridor 90028

The dense, walkable core anchored by the Hollywood Walk of Fame, TCL Chinese Theatre, El Capitan Theatre, Pantages Theatre, the Capitol Records Building, and Hollywood Forever Cemetery. Mostly pre-1978 RSO-covered apartments on Wilcox, Cherokee, Vine, Bronson, and Gower — the highest density of long-tenured rent-stabilized tenants in the neighborhood.

What rents here

Studios $1,400–$2,400. 1BR $1,800–$3,200 (pre-1978 RSO units anchor the low end; newer infill on Vine and Argyle the high). 2BR $2,800–$5,000. New-build mid-rises (Eastown, Hollywood Proper) command a 30–50% premium over RSO stock on the same block.

Who rents it

Working actors, entertainment-industry assistants and creatives, LACC students, hospitality workers, and long-tenured residents who've held rent-stabilized units since the 90s. High churn at the top of the market; very low churn in RSO stock.

Rent law nuance

Most pre-1978 buildings here fall under LA City RSO with registered MAR. New mid-rise stock (post-2010) falls under AB 1482. Filing the right notice means confirming the building's certificate-of-occupancy date and registration status with LAHD first.

East Hollywood, Thai Town & Little Armenia 90038 · 90029

East of the 101, anchored by Thai Town (the only Thai Town in the U.S.), Little Armenia, Los Angeles City College, and Sunset Junction at the eastern edge. Dense pre-war and mid-century courtyard apartments along Fountain, Hollywood Blvd, Sunset, and Western. The most ethnically diverse rental market in the Hollywood corridor.

What rents here

Studios $1,300–$2,000. 1BR $1,600–$2,800. 2BR $2,400–$4,200. Among the most affordable rental stock in the Hollywood ZIP corridor — almost entirely RSO-covered.

Who rents it

LACC students, hospitality and food-service workers, multi-generational immigrant households, long-tenured Armenian and Thai community residents. Tenant tenure here is among the longest in LA.

Rent law nuance

Nearly 100% pre-1978 multi-unit — full LA RSO with strict MAR caps and mandatory registration. Highest aggregate relocation exposure of any sub-area, given the depth of long-tenured residents.

Hollywood Hills 90068

Above the Cahuenga Pass, anchored by the Hollywood Sign, the Hollywood Bowl, Mulholland Drive, and Lake Hollywood. Almost entirely single-family — view properties, mid-century architectural homes (Frank Lloyd Wright Jr., Richard Neutra, John Lautner pockets), and contemporary builds on canyon lots. A different rental market entirely from the flatlands below.

What rents here

2BR canyon homes $5,500–$9,500. 3BR with views $8,500–$18,000. Estate properties with pool, gates, and architectural pedigree clear $25,000+/month. Architectural provenance (Lautner, Neutra, Wright Jr.) commands a 30–60% premium.

Who rents it

Entertainment-industry executives and talent, foreign-national lessees on multi-year corporate leases, families relocating short-term. Discrete renters who value gated streets, mature foliage, and privacy.

Rent law nuance

Hollywood Hills SFRs are exempt from LA RSO but bound by AB 1482 (5% + CPI cap, currently 8%) and state Just Cause. No City registration required, but state notice rules and disclosures still apply.

Hollywood owner questions

Frequently asked.

The questions Hollywood owners actually ask — about RSO vs AB 1482, leasing speed, fees, and what we do that the national chains don't.

Does LA City RSO apply to my Hollywood building?
LA City Rent Stabilization Ordinance covers most multi-unit residential buildings issued a certificate of occupancy before October 1, 1978. Single-family homes, condos, and post-1978 buildings typically fall under AB 1482 instead. Hollywood has one of the highest concentrations of pre-1978 multi-unit RSO buildings in Los Angeles. We confirm exactly which law applies to your property at onboarding.
How much can I raise rent on a Hollywood tenant?
For LA RSO-covered units, the 2025–2026 cap is 3% (effective July 1, 2025 – June 30, 2026). For AB 1482-covered units, the current cap is 8% (5% + 3% CPI for August 2025 – July 2026). Beginning July 1, 2026, the RSO formula changes to 90% of CPI with a 4% maximum.
How fast can you lease my Hollywood property?
Average 10–18 days for well-priced Hollywood rentals. Listed within 24 hours on Zillow, Apartments.com, and Trulia, with targeted outreach to entertainment-industry relocation networks, working actors, and Los Angeles City College graduate students.
What does Landon Pacific charge for Hollywood property management?
Transparent percentage-of-rent model with no upfront fees. We don't get paid until you do. Pricing depends on property type and scope. Get a free assessment for an exact fee breakdown in writing.
Hollywood Hills SFR vs flatlands multi-unit — what's different?
Hollywood Hills (90068) is predominantly single-family rentals — AB 1482 + state Just Cause, no LA RSO registration. The flatlands (90028, 90038) are dense with pre-1978 multi-unit apartments — full LA RSO, registration with LAHD required, annual MAR notices. The two markets need different management playbooks.
Can I evict a tenant in Hollywood?
Both LA Just Cause Ordinance (citywide) and LA RSO (for covered units) limit evictions to specific allowed grounds. RSO-covered tenants have stronger protections plus relocation rights for no-fault evictions. Hollywood has more long-tenured tenants than almost any LA neighborhood, so relocation math can be significant.
How is Landon Pacific different from a national chain in Hollywood?
Boutique by design. CEO-overseen standards on every property with a small specialized team handling the day-to-day — not a regional rep cycling through thousands of units. LA RSO and AB 1482 expertise in-house, plus deep relationships with entertainment-industry tenant networks. Performance Guarantee that puts our fee on the line if we miss our standards.
