How to Apply
Find a place. Apply. Move in.

How to apply for a Landon Pacific rental — Beverly Hills, Brentwood, Pacific Palisades, and Los Angeles.

Five-step process from finding a property to picking up keys. Most applications get a decision within 24–48 hours. Same screening criteria for every applicant — fair housing compliant, documented, transparent.

The application process

Five steps. Most take 24–48 hours total.

From browsing to signing. Every step explained so you know exactly what's happening.

1
Step 1 · Browse

Find a property you want.

Start with our Rentals — direct from our portfolio with current availability. Or check Zillow, Apartments.com, and Trulia where all our properties are syndicated within 24 hours of listing.

Schedule a showing through the listing or call us at 424-410-8008.

Step 2 · Apply

Submit your application online.

Every adult occupant (18+) needs their own application. The application form takes about 15 minutes and includes: personal info, employment history, prior addresses, references, and consent for background and credit checks.

Application fee is charged at submission (set by California state law). Apply directly through the property listing or through our tenant portal.

Step 3 · Screening

We screen — usually within 24–48 hours.

Full background, credit history, eviction search, employment verification, income verification (we require provable income of 2.8× monthly rent), and prior landlord references.

Every applicant is screened against the same documented criteria. Fair housing compliant. If we need anything additional from you, we'll reach out through your portal.

4
Step 4 · Decision

Approval, conditional approval, or denial.

You'll receive a decision via your portal. Approved means we move to lease signing. Conditional means there's something to address (additional deposit, co-signer, etc.). Denied means the application didn't meet criteria — we'll explain why and what you'd need to change for future applications.

5
Step 5 · Sign & move in

Sign the lease, pay deposits, get keys.

After approval, we send the lease electronically. Sign, pay the security deposit and first month's rent (and any pet deposits if applicable), and we schedule your move-in inspection.

On move-in day: walk-through with our team (in person or virtual), photo documentation of property condition, and keys handed over. Welcome home.

Before you apply

What you'll need vs. what we look for.

Transparent on both sides. Documents to gather, and the criteria we apply to every application.

Documents to gather

Before you apply
✓
Government-issued photo ID — driver's license, passport, or state ID
✓
Last 2–3 months of pay stubs — or 2 years of tax returns if self-employed
✓
Bank statements — last 2–3 months, showing income deposits
✓
Prior landlord contact info — last 2–3 properties, names and phone numbers
✓
Employer contact info — supervisor or HR for verification
✓
Personal references — 1–2 non-family references with current contact info
✓
Pet info (if applicable) — breed, weight, age, vaccinations, prior landlord references for the pet

What we look for

Same criteria, every applicant
✓
Income of 2.8× monthly rent — provable through pay stubs, tax returns, or bank deposits
✓
Credit history — typically 700+ score; lower scores may be evaluated with additional context
✓
No recent evictions — past evictions may be evaluated case-by-case
✓
Stable employment — current job or verifiable income source
✓
Positive landlord references — prior landlords reachable and willing to vouch
✓
Clean background check — evaluated per California fair housing law
✓
Honest application — discrepancies between application and verification are the fastest way to a denial

No surprises, no preferential treatment, no shortcuts. California's strongest fair-housing-compliant process — applied to every single application.

02

Fast decisions

Most applications get a decision in 24–48 hours. We move quickly so you can plan your move.
