Rental qualification requirements for Landon Pacific homes and apartments — Beverly Hills, Brentwood, Pacific Palisades, and greater Los Angeles.
Everything you need before you apply. The same published criteria apply to every applicant — income, credit, and rental history — reviewed fairly and fast, usually within 24–48 hours.
What it takes to qualify.
Three things carry the most weight. Meet these and your application moves quickly. Close but not quite? There's a path for that too.
Verifiable income
Combined gross monthly income of at least 2.8× the rent, provable through pay stubs, tax returns, or bank deposits. All adult applicants' income counts.
Credit guideline
A credit score of 700 or higher is our guideline. We review your full credit picture, and a qualified co-signer can back an application that comes in a bit lower.
Rental & credit history
Positive prior-landlord references, no recent evictions, and no recent bankruptcies. Limited or out-of-state history? A co-signer or added documentation bridges the gap.
Income you'll need at 2.8× rent.
A quick reference. Income from every adult on the application combines toward the total.
| Monthly rent | Gross monthly income needed |
|---|---|
| $2,500 | $7,000 |
| $3,000 | $8,400 |
| $3,500 | $9,800 |
| $4,500 | $12,600 |
| $6,000 | $16,800 |
| $8,000 | $22,400 |
Using a Housing Choice Voucher (Section 8)? Income is measured against your share of the rent, not the full contract rent, as required by California law.

Rental qualification FAQ.
What income do I need to qualify?
Verifiable gross monthly income of at least 2.8× the monthly rent. For a $3,000 unit that's about $8,400 per month, and income from all adult applicants combines.
What credit score do I need?
700 or higher is our guideline, not an automatic cutoff. We review income, rental history, and your overall credit picture, and we welcome co-signers — so applicants who come in a bit lower may still qualify. We do look for no recent bankruptcies.
Can I still qualify if I don't meet every requirement?
Often, yes. A qualified co-signer (income of 4× rent), an additional deposit, or extra documentation can approve an application that's otherwise close. Every situation is reviewed individually.
Do you accept Section 8 or Housing Choice Vouchers?
Yes. Voucher holders are welcome and screened under the same criteria as everyone else, with income measured against your share of the rent.
How much is the security deposit?
Under California law, deposits are generally limited to one month's rent. In some cases an added deposit may be offered to approve an application that's close to our criteria.
How fast will I hear back?
Most applications get a decision within 24 to 48 hours once all documentation is submitted.
