Tenant Service
Submit a repair request in 60 seconds.

Submit a maintenance or repair request — Landon Pacific Property Management tenant service.

All repair requests go through your secure tenant portal — available anytime with photo upload. Most routine requests are scheduled within 1–3 business days.

Two paths, depending on urgency

Pick the right one. Emergencies don't wait for forms.

Different situations require different responses. Use the path that matches what's actually happening.

⚠ Emergency · Call the right number first

Some emergencies need 911 or the gas company — not us.

Don't lose time on the wrong call. Match the situation below.

Life-threatening situation or fire: call 911 first. Don't call us first.

Gas smell: leave the property immediately, then call SoCalGas at 1-800-427-2200. They handle gas leaks; we can't.

What happens after you submit

From request to resolution. Step by step.

Transparent process so you know what's happening at every stage.

01

Request received

Submitted through portal. Triaged for urgency within hours of receipt. You get an automatic confirmation with your work order number.

02

Diagnose & dispatch

We review remotely first to rule out simple fixes. If a vendor visit is needed, we dispatch from our vetted network and you'll know who's coming and when.

03

Repair

Vendor performs the work. They check in with you to confirm access and timing. The repair is photo-documented so everyone has a record.

04

Confirm & close

You confirm the repair is complete and working. We close the work order, save the documentation, and you're done.

Tips to get your repair resolved faster

Help us help you. These speed things up.

The most common reasons repairs take longer than they should — and how to avoid them.

✓
Include photos. One picture replaces a five-paragraph description and helps us dispatch the right vendor.
✓
Be specific. "Bathroom sink drains slowly when both taps are used" beats "sink is broken."
✓
Note your access preferences. Tell us when you're home, whether the vendor can enter when you're not there, and any pet considerations.
✓
Mark urgency honestly. A real urgency gets prioritized. Crying wolf on routine issues slows down genuine emergencies.
✓
Respond to scheduling requests quickly. The biggest delay in most repairs is waiting for the tenant to confirm an appointment time.
✓
Try simple troubleshooting first. If your AC isn't working — check the breaker and the filter before submitting. If your appliance is dead — check the outlet with another device.
✓
Don't ignore small problems. A slow drain becomes a clog becomes a flood. Submit issues when they first appear.
