Rent & payments

How to pay and what happens if you're late.

All Landon Pacific tenants use the same secure online portal — no checks, no cash.

How do I pay rent?

Through your tenant portal (AppFolio) at landonpacific.appfolio.com. Options:

  • Bank transfer (ACH) — no fee, takes 1-3 business days
  • Credit / debit card — small processing fee, posts immediately
  • Auto-pay — set it once, never miss a month

Rent is due on the 1st of each month.

When is rent considered late?

Rent is due on the 1st. Most leases include a grace period (typically through the 3rd or 5th of the month — check your specific lease). After the grace period, late fees apply per California law and your lease terms.

Can I pay with a check or cash?

No. All rent payments are processed electronically through the tenant portal. This protects both you and the property owner — every payment is documented, receipted, and traceable.

What if I can't pay rent this month?

Contact us immediately — don't wait. The earlier we know, the more options exist (payment plans, partial payments, etc.). Avoiding the conversation is the worst thing you can do — that's when late fees, notices, and eventually legal action escalate.

Call us at 424-410-8008 or send a message through your tenant portal.

How do I get a receipt for my rent payment?

Every payment generates an automatic receipt in your tenant portal under Payment History. Download or print anytime.

Will you accept Section 8 / Housing Choice Vouchers?

Per California law, source of income discrimination is prohibited. We screen all qualified applicants under the same criteria regardless of payment source.

Maintenance & repairs

How to get things fixed fast.

Submit through the portal for routine issues. Call our emergency line for urgent ones.

How do I submit a maintenance or repair request?

Through your tenant portal anytime. Or use our repair request form. Include:

  • What's wrong (be specific)
  • Photos if possible
  • Your preferred contact time
  • Whether it's affecting habitability (urgency level)

Routine repairs are typically scheduled within 1-3 business days.

What counts as an emergency — and who do I call?

Call the right number first. Some emergencies can't wait for us.

Life-threatening situation or fire — call 911. Don't call us first.

Gas smell or suspected gas leak — leave the property immediately, then call SoCalGas at 1-800-427-2200. They handle gas leaks; we can't.

Property emergencies we handle anytime at 424-410-8008:

  • Active water leaks or flooding
  • No electricity (whole unit)
  • No heat (in cold weather) or no AC (in extreme heat)
  • No hot water
  • Sewage backup
  • Broken locks, broken windows, security issues
  • Lockouts (after hours)

Please don't use the repair form for any of the above — call so we can dispatch immediately.

How fast will my repair be handled?

Depends on urgency:

  • Emergency: Same-day response, vendor dispatched immediately
  • High priority (heat/AC, plumbing): 1-2 business days
  • Routine (cosmetic, minor issues): 3-7 business days

You'll receive updates through your tenant portal as the work order progresses.

Who will come to my unit for repairs?

Vetted vendors from our preferred network — licensed contractors, plumbers, electricians, HVAC techs, handymen. They're identified through our work order system, and you'll know who's coming before they arrive.

What if I damage something — am I responsible?

Wear and tear is normal and not your responsibility. Damage caused by negligence or misuse may be billed to you (with documentation). When in doubt, submit the request anyway and we'll determine responsibility together.

Can I do my own repairs?

Only for cosmetic things (changing light bulbs, basic touch-ups). For anything mechanical, electrical, plumbing, or structural — please submit a request. Unauthorized repairs can void warranties, create safety issues, and lead to deductions from your deposit when you move out.

Lease & renewals

Your contract and what comes next.

Most leases are 12 months. After that, conversion to month-to-month or renewal terms are discussed in advance.

How long is my lease?

Standard initial leases are 12 months. Some properties offer 6, 18, or 24-month terms — check your specific lease. After the initial term, leases typically convert to month-to-month unless you and the owner agree to a renewal.

When will I hear about lease renewal?

We typically reach out 60-90 days before your lease end date with renewal options. If the owner is offering a renewal at a specific rent (which may include an allowable increase per California or local law), you'll have time to review and decide.

Can my rent go up at renewal?

Depends on your property's rent regulation status:

  • BHRSO (Beverly Hills) units: Capped at a percentage tied to local CPI
  • LA RSO units: Annual allowable increase set by LAHD
  • AB 1482 (most multi-family): 5% + CPI, capped at 10% per year
  • Exempt properties: No state cap (but local rules may still apply)

All increases require proper written notice per California law (30 or 90 days depending on amount).

Can I break my lease early?

Yes, but there may be financial consequences (responsibility for rent until a new tenant is placed, lease break fees per your contract, etc.). Contact us as early as possible — sometimes we can find a replacement quickly which minimizes your exposure. Don't just abandon the property; that creates much bigger legal issues.

Can I sublet my apartment or use it for Airbnb?

Subletting and short-term rental use (Airbnb, Vrbo, etc.) are not permitted under most of our leases. Doing so without written permission is a lease violation and can result in eviction. If you have a specific situation, contact us before doing anything.

What if I want to add a roommate?

All adult occupants must be on the lease. New roommates need to submit an application and pass our standard screening (background, credit, income, references). Once approved, we'll update the lease to add them.

Pets, parking, utilities

Day-to-day living questions.

The small stuff that matters.

Are pets allowed?

Depends on the property — pet policy is set by the owner. Some properties allow pets with restrictions (size, breed, deposit, monthly pet rent). Some are pet-free. Your specific policy is in your lease.

Service and assistance animals are accommodated per fair housing law regardless of stated pet policy, with appropriate documentation.

Is there parking? Where do I park?

Depends on the property. Some include dedicated parking (garage, carport, assigned spot). Some have street parking only (subject to LA permits, street sweeping, etc.). Your specific parking situation is detailed in your lease.

Which utilities am I responsible for?

Specified in your lease. Typically:

  • SFR / individually-metered units: Tenant pays gas, electric, water, trash, internet
  • Multi-family: Owner often pays water and trash (shared); tenant pays gas/electric/internet

Set up utilities in your name before move-in. We provide a list of providers and instructions in your move-in package.

Can I have guests stay over?

Yes — short stays (a weekend, a week, family visiting) are normal and welcome. Extended stays (more than 14 consecutive days, or someone "staying with you") may require lease modification or roommate addition. When in doubt, ask.

Can I install a security camera, smart lock, or other tech?

Most modifications require written permission, especially anything that involves drilling, wiring, or replacing existing fixtures. Submit a request through your portal and we'll review with the owner.

Can I paint or make changes to the unit?

Cosmetic changes (paint colors, hanging pictures, replacing showerheads) usually need written approval. Structural changes (anything affecting walls, floors, fixtures permanently) are typically not allowed without owner approval.

Applying & screening

What we look for in an application.

Full transparency on our screening process. Same criteria for every applicant.

How do I apply for a rental?

Find a property on our Rentals page (or on Zillow, Apartments.com, Trulia). Submit an application through our portal — full application instructions here.

What's the application fee?

Standard application fee per California law (set by statute, currently capped). Covers the cost of background and credit checks.

What does the screening include?

Full screening:

  • Credit check
  • Background check (criminal history)
  • Eviction history
  • Employment / income verification (we require provable income of 3× monthly rent)
  • Prior landlord references
  • Identity verification

Every applicant goes through the same process — fair housing compliant.

How long does the application process take?

Typically 24-24 hours from complete application to decision, assuming all documents are submitted and references respond promptly. Some applications take longer if we're waiting on income verification or landlord references.

What if I have bad credit, a prior eviction, or a low income?

We evaluate the full application, not just one factor. Co-signers, additional deposits, or shorter lease terms can sometimes overcome specific issues — but each owner sets their own criteria. Apply honestly and we'll let you know what works.

What documents do I need?

Standard package:

  • Government-issued photo ID
  • Last 2-3 months of pay stubs (or 2 years of tax returns if self-employed)
  • Bank statements (last 2-3 months)
  • Prior landlord contact info (last 2-3 properties)
  • Employer contact info for verification
Move-out & deposits

When you're moving out — how to get your full deposit back.

Documented checklists, clear timelines, and proper notice protect both sides.

How much notice do I need to give before moving out?

30 days written notice for month-to-month tenancies (per California law, more if a longer notice period is specified in your lease).

If you're under a fixed-term lease, the lease end date is your move-out date — unless you've requested an early termination (see "Can I break my lease early?" above).

How do I give notice?

Written notice — through your tenant portal, by email, or in writing. Make sure it's dated and identifies the property and your intended move-out date. Keep a copy for your records.

What does the move-out inspection involve?

We schedule a move-out inspection within a few days of your departure date. We walk through with date-stamped photos and compare against your move-in inspection. We document:

  • Cleanliness
  • Damage beyond normal wear and tear
  • Repairs needed
  • Items left behind
How do I get my full deposit back?

The big ones:

  • Give proper written notice (typically 30 days)
  • Clean thoroughly — including appliances, oven, refrigerator
  • Repair any damage you caused (or have it professionally repaired)
  • Patch and paint nail holes if your lease requires it
  • Return all keys, remotes, garage openers
  • Provide a forwarding address for your deposit return

We send a checklist 30-60 days before your move-out to help.

When will I get my deposit back?

Per California law, your deposit (or itemized statement of deductions) must be returned within 21 days of your move-out date. We aim to send earlier when possible.

What counts as "normal wear and tear" vs. damage?

Normal wear and tear: minor scuffs on walls, slight carpet wear in walkways, faded paint after 2+ years. Owner pays.

Damage: holes in walls, broken fixtures, stained or burned carpet, missing appliance parts, pet damage. Tenant pays.

California law is specific. We follow it.
